This report summarizes the monthly statistics for the Western Region of the Southern Georgian Bay Association of REALTORS® (SGBAR)which includes Clearview Township, Collingwood, The Blue Mountains, Municipality of Meaford, Wasaga Beach and part of Grey Highlands.

January 2017 Notables

  • Residential real estate, on a year over year basis, the number of new listings in January 2017 decreased by 36.4%, total number of listings in the system fell by -50.7%, while the number of units sold fell by -10.4% and the sales dollar volume increased by a staggering 43.9%.
  • Collingwood – number of residential sales decreased by -61.9% and listings decreased -36.36%.
  • Meaford – The number of listings increased by 150% while sales decreased by 66.6%.
  • Clearview – Average 12 month sales price increased 36% over 2016.

All Real Estate Western Region
Listings:
The number of listings for all property types was down 31.9% at 169 listings, from 248 listings in January 2016.
Sales: The number of sales units for all property types was up 5.7% at 111 sales, from 105 sales in January 2016.
Sales Dollar Volume: January 2017 sales $54,297,829, up 56.61% from 2016 ($34,670,218).


Residential Real Estate Western Region

Listings: The shortage of listings didn’t improve in the first month of 2017, with 124 new listings, down -36.4% from January 2016. The total number of active residential listings decreased by -50.7% from 2016.
Sales: The total # of residential units sold in the Western Region fell -10.4% on a year-over-year basis to 86 units in January 2017. This decrease is related to the record low inventory. Residential single family home sale prices increased year over year in all areas of the Western Region.
Sales Dollar Volume: January 2017 sales $40,348,429, up 43.9% from 2016 ($49,248,818). The average price of residential real estate sold in the Western Region was $469,168 in January. This was an increase of 29.9% from a year earlier.
